Mumbai-based real estate consultancy firm Anarock Property Consultants has filed a draft red herring prospectus (DRHP) with the Securities and Exchange Board of India (SEBI) to raise ₹1,000 crore through an initial public offering (IPO). The public issue consists of a fresh issue of equity shares worth up to ₹550 crore and an offer for sale (OFS) of up to ₹450 crore by existing promoters, including Peter Properties Limited and Khushi Trust, alongside investor selling shareholders such as 360 ONE. Furthermore, the company, in consultation with its book-running lead managers, may evaluate a pre-IPO placement of up to ₹110 crore prior to filing the red herring prospectus (RHP) with the Registrar of Companies (RoC), and any funds raised through this pre-IPO round will be proportionately reduced from the fresh issue component. According to the draft prospectus, the proceeds generated from the fresh issuance will be strategically deployed toward accelerating artificial intelligence (AI) integration, driving talent expansion across various verticals, pursuing targeted corporate acquisitions, and fulfilling general corporate objectives. As a prominent player in India’s property consulting and brokerage landscape, Anarock’s move to tap the primary market underscores the growing institutionalization and capital requirements of the real estate services sector. The public offering is expected to provide substantial growth capital to scale its technological infrastructure and expand its geographical and operational footprint, while offering an exit window to select existing investors through the OFS route.
